40-Yard Dumpsters for Commercial Roofing & Demolition

40-yard dumpsters handle commercial roofing, demolition, and major cleanouts in Lexington.

Built for bulky debris from school roof replacements, industrial buildings, commercial tear-outs, and large property cleanouts, our 40s provide more loading capacity between swaps.

Rubble Jockey coordinates placement, delivery, and exchanges around jobsite access and production schedules. Multiple containers and trucks support projects generating debris throughout the day. Fast Drop-Offs. Quick Swaps.

Concrete, dirt, brick, and other dense materials are prohibited in our 30- and 40-yard dumpsters and require a designated clean fill or concrete container. Pickup photos and scale tickets document each haul and support straightforward billing.

Pickup photos and scale tickets support fair, documented billing.

40-Yard Dumpster Dimensions & Placement

Our 40-yard dumpsters measure 22 feet long, 8 feet wide, and 7 feet 3 inches tall overall.

The container body is 78 inches tall; overall height from the ground is 87 inches. Delivery and pickup require additional overhead clearance as the container tilts onto and off the truck.

Rubble Jockey evaluates the site before pulling in or placing the dumpster. We check the approach, surface conditions, rear loading-door access, and overhead obstacles—including electrical service wires entering weatherheads and cable or telephone lines attached to buildings.

If low lines prevent safe access, we select another placement location or identify clearance work that must be completed by the appropriate utility or service provider before delivery.

Commercial Roof Replacements

40-yard dumpsters handle bulky tear-off debris from school, industrial, and commercial roofs.

Large roof replacements generate insulation, membrane, packaging, and other debris that consumes container space quickly. Rubble Jockey strategically positions containers around roof access and loading methods for safe, efficient debris removal, then coordinates swaps around tear-off production and disposal hours.

Multiple containers let crews keep loading while full dumpsters are hauled away.

Rubble Jockey enforces a 15-ton payload limit on all dumpsters. Dense roofing layers can reach that limit before the container is full. Gravel ballast, concrete, and other dense materials require a designated clean fill or concrete dumpster.

Commercial Demolition & Large Cleanouts

40-yard dumpsters accommodate bulky demolition debris, fixtures, and large cleanout loads.

Commercial interior demolition, retail strip-outs, warehouse cleanouts, and property clearance generate framing, drywall, shelving, cabinets, and furniture. The 22-foot container provides room for long and awkward material, with rear doors for walk-in loading.

Rubble Jockey recommends breaking down oversized debris outside the dumpster, then loading the smaller pieces. This reduces air gaps and uses the container’s capacity more efficiently than trying to break material apart after loading—a process that can also cause significant dumpster damage. We take pride in providing dependable, well-maintained equipment, and thoughtful loading helps protect it for every customer.

Distribute weight evenly, keep debris below the top rail, and observe our 15-ton payload limit. Concrete, dirt, brick, gravel, and other dense materials require designated clean fill or concrete containers.

Multiple Containers & Coordinated Swaps

Our 40-yard inventory supports multiple dumpster placements and coordinated jobsite swaps.

Rubble Jockey plans its 40-yard inventory to supply multiple containers on a single project for efficient loading and exchanges. With room for two or more dumpsters, crews can load one while a full container is hauled away.

We coordinate container count, placement, and swap timing around debris volume, loading speed, truck access, and disposal hours. As production changes, we work with the site superintendent, project manager, or foreman to adjust swap timing and maintain access for deliveries and pickups.

Contractor Pricing & Documented Billing

40-yard contractor rentals use a base haul rate plus disposal billed by verified weight.

Contractor rentals include 14 days, with a one-ton minimum disposal charge per haul. Each swap starts a new rental period. Additional rental time follows the current published terms.

Pickup photos document load conditions, and scale tickets verify disposal weight. These records support invoice review, job costing, and project audits, and can be retained in project management systems such as Procore.

Choosing Between a 30-Yard and 40-Yard Dumpster

Choose the custom-built 18-foot 30-yard dumpster or step up to the 22-foot 40-yard container.

Rubble Jockey’s 30-yard dumpsters are built to order with an 18-foot footprint, combining large capacity with placement flexibility for residential driveways and tighter jobsites. Our 22-foot 40-yard dumpsters provide additional loading space for commercial roofing, demolition, and major cleanouts.

Choose by debris volume and available placement space. Both sizes follow Rubble Jockey’s 15-ton payload limit; the larger container provides more volume, not a higher weight allowance.

Frequently Asked Questions

Can a 40-yard dumpster fit in a residential driveway?

A 40-yard dumpster needs room for its 22-foot length, truck access, and rear loading doors.

Rubble Jockey evaluates the driveway, surface conditions, approach, and overhead clearance before placement. If access is too restricted, our custom-built 18-foot 30-yard dumpster may provide a better fit.

What roofing materials can go in a 40-yard dumpster?

40-yard dumpsters accept approved roofing tear-off debris, including insulation and membrane.

Describe the roof system before scheduling so we can confirm materials and loading requirements. Dense roofing layers can reach our 15-ton payload limit before the container is full. Gravel ballast, concrete, and other dense materials require designated clean fill or concrete containers.

Can Rubble Jockey supply multiple dumpsters for one project?

We supply multiple 40-yard dumpsters and coordinate exchanges around the project schedule.

We plan container count and placement with your superintendent, project manager, or foreman. With adequate space, crews can load one container while another is hauled away. Scheduling accounts for loading speed, truck access, disposal hours, and availability.

How much weight can we load?

Rubble Jockey applies a 15-ton payload limit to all dumpster loads.

The 40-yard container provides additional volume without increasing that limit. Distribute material evenly and keep debris below the top rail. Concrete, dirt, brick, gravel, and other dense materials are prohibited in our 30- and 40-yard dumpsters.

What documentation does Rubble Jockey provide for commercial projects?

Pickup photos, scale tickets, and invoice history support job costing and project audits.

Customers can access scale tickets and past invoices through Rubble Jockey’s customer portal. Pickup photos document load conditions, and scale tickets verify disposal weight. Your project team can retain these records in systems such as Procore for invoice review, cost tracking, and project audits.
